GENERAL DESCRIPTION OF APARTMENT
A charming self-contained ground floor
apartment at the rear of Abbots House farmhouse, which lies in a forty five
acre sheep farm. Although attached, there is a private drive and
entrance. Originally used as a dairy house, the apartment has been converted
to a delightful holiday apartment for two. The farm has part of Eller
Beck as its boundary, and several public footpaths run through giving access
to the surrounding woodland and moors. It is approached from the farm lane
and is less than a mile walk from Goathland, which has shops and tearooms
etc.
Accommodation is all on the ground floor
with some internal steps to the conservatory, and consists of a spacious
studio comprising a sleeping area with double bed and sitting area with
electric fire, bathroom/WC with three piece suite. There is a compact and well
equipped kitchen, and an additional sitting area in a sunny south-facing
conservatory.
Gas–fired central heating
supplies a radiator in every room, there is
an electric coal-effect fire in the lounge, for additional heating or
occasional use in summer months. Electric cooker, microwave oven and
fridge/ freezer equip the kitchen. Water supply is purified from
a natural spring. A TV (Freesat) / video/DVD player is provided in the lounge.
All fuel and power, bed linen and towels are included in the rent. A
cot and high chair are available on request. Additional sleeping
accommodation in two bunks is available for two children. Parking is
available for up to three cars in a private drive. Unlimited parking
on the farm by arrangement

A deposit of £50, (non refundable)
per week of booking, is required with your booking.
Please pay the balance one
calendar month before arrival date. Please make cheques payable
to ‘Abbot’s House Farm.’
PLEASE ENSURE YOU HAVE HOLIDAY
INSURANCE. ALL PAYMENTS ARE NON-REFUNDABLE IN THE EVENT THAT THE
BOOKING IS NOT TAKEN UP.
IF A BOOKING IS NOT TAKEN UP, ALL
OUTSTANDING BALANCES DUE MAY BE CHARGED, LESS ANY FUEL/HEAT/LIGHT NOT USED.
THE DEPOSIT WILL BE RETAINED.
Prices includes electricity,
heating, hot water and bed linen/towels.
Provisional bookings made by phone
will be cancelled after seven days unless deposit or payment in full is
received.
The
keys may be collected from the farmhouse from 3 pm on the day of arrival,
and returned before 10 am on the day of departure.
Please let us know the exact number
of people in your party (pets are welcome - by arrangement) so that
beds and linen can be prepared.
A supplementary charge is levied
for dogs. Please keep them under control at all times; there are sheep
and other animals around the farm.
Pets must not be left alone in
the apartment at any time, nor must they be allowed on bedding or furniture.
The holiday maker is fully
liable for all damages caused by pets.

CANCELLATION POLICY (see full conditions)
Please ensure you have holiday cancellation
insurance in place, if required, as its cost is not
included in the price of the accommodation.
Cancellation only takes effect on receipt of written
confirmation (in order that accommodation may be
re-let).
If the
accommodation is unable to be re-let, all monies
paid shall be forfeited.
If the
accommodation is re-let, monies received, less the
deposit, may be refunded, (following the period of
the booking).
The
deposit will be forfeited if the booking is
cancelled, in all cases.
All
outstanding balances are due on cancellation, unless
the accommodation is re-let.
BOOKINGS
BY CREDIT/DEBIT CARD: The card may be charged for
the outstanding amount if the booking is cancelled,
in the event the accommodation is not re-let. A
deduction, in this case, will be made for unused
service, e g heat/light/power.
Refusal to
accept booked accommodation will be treated as a
cancellation.
In the
unlikely event that Abbot's House Farm has to cancel
the booking, every effort will be made to find
alternative accommodation or refund all monies paid
in full, without further liability.

information supplied by the local tourist organisations. The nearest
and most popular attractions are:
Goathland:
A beautiful tranquil village in the heart of the North Yorkshire Moors.
Roman site, waterfalls, plentiful footpaths and beautiful views of the dales
nearby. Goathland station is served by the North Yorkshire Moors
Railway. Brochure available. Access to Whitby by train is via
NYMR, change at Grosmont. Whitby - Leeds bus service passes through
Goathland.
Film locations for ‘HEARTBEAT’, ‘THE ROYAL’
and ‘HARRY POTTER’
The North Yorkshire Moors Railway runs
through our farm and is one of Britain’s premier steam-operated lines.
Goathland station is about twenty minutes walk from the farm.
The main centres of Whitby (8 miles),
Pickering (16 miles) and Scarborough (25 miles) are within easy reach,
whilst York, Teesside and Humberside, a little further away, are all within
a comfortable day’s drive.
Whitby:
A long established sea fishing port of considerable character and beauty.
Voted best seaside resort for 2005. Has several important people in history
associated with the town, amongst them Captain James Cook of The Endeavour
discovery voyages, and Bram Stoker, writer of ‘Dracula’ stories. The
Victorian Museum, cliff-top Abbey and Church are also worth a visit.
Fine beaches and the best fish & chip shops for miles.
Esk Valley:
Walk or drive inland from Whitby along the route of the River Esk and savour
the natural beauty and tranquillity.
Scarborough:
A large seaside town on the North Yorkshire coast with a large number of
attractions - long beaches, amusements, shopping, parks, outdoor pool,
theatres and much more.
York:
Britain’s best preserved historic walled city with a beautiful Minster and
many other historic features.
Livestock
A large part of the farm is used for sheep
grazing and hay/silage production. We are a working farm, please take
care on the property and ensure security of our live stock, please keep all
gates closed. There is also an immense variety of wild birds, please
respect their habitat.
